My mistakes...

I let my realtor recommend an inspector...and then the realtor came to the inspection.

DON'T DO THAT!

Get an independent inspector (not associated with the realtor's office) and DO NOT let your realtor come to the inspection!

All the rest of the advice is fanfuckintastic!
